Legendary actor Dilip Kumar’s sea-view bungalow in Pali Hill, Mumbai has been sold, becoming one of the biggest real estate deals in the area.

This plot of land is to be part of a luxury redevelopment project named ‘The Legend’, built by Black Rock, a subsidiary of the Ashar Group.

Kumar’s bungalow plot is set to be converted into a triplex apartment.

This was agreed upon with Kumar’s family in 2023, and talks have been ongoing since 2016 when the actor was still alive.

The sea-facing property is to be spread over the top three floors of the building, from the 9th to the 11th, and has eight parking spaces.

The property is 9,572 square feet, making the price per square foot an astonishing £1,500.

This is reportedly one of the highest per-square-foot deals in Mumbai in recent years.

The stamp duty paid on the apartment registration is £864,000, and the property was sold for a whopping £16 million.

Pali Hill is an affluent area where many stars, such as Ranbir Kapoor, Sanjay Dutt, Sachin Tendulkar, and other high-net-worth individuals, reside.

The average per square foot rate of luxury housing projects averages £900 in the area.

A museum dedicated to Dilip Kumar’s life and achievements will also be built as a separate venture.

This museum will be located on the ground floor of the building, with a separate entrance for visitors.

The family had previously been in a long-standing legal battle over the property.

Kumar originally purchased the property rights from Abdul Latif in September 1953.

Kumar lived in the property until his marriage to the famous actress Saira Banu in 1966, after which they moved to another property.

In 1980, Kumar entered into an agreement with Prajita Developers Pvt Ltd to develop the property.

As per the agreement, the developers would construct a residential complex and Kumar would receive a portion of this development.

Over time, disagreements surfaced between Kumar and the developers over the terms of the agreement.

This resulted in Kumar accusing the developers of not fulfilling their contractual obligations.

Due to these accusations, Dilip Kumar initiated legal proceedings to regain possession of his property.

In turn, the developers claimed rights over the property due to the terms of the property agreement.

The family accused the developers of falsifying legal documents to seize the property.

In 2017, the Supreme Court of India intervened and ordered Dilip Kumar to deposit £1.9 million to reclaim his property from the developers.

After much mediation, the court acknowledged that Prajita Developers Pvt Ltd had not fulfilled their part of the agreement and allowed Kumar to reclaim his bungalow.

In 2018, Saira Banu confirmed that the family had regained possession of the bungalow and that the conflict had been resolved.

The Bollywood legend passed away in 2021 at the age of 98. His stellar career spanned over five decades, and he played famous roles in films such as Devdas, Mughal-e-Azam and Andaz.

His acting has inspired generations of actors like Amitabh Bachchan and Shah Rukh Khan, and he remains one of the most iconic actors in Indian cinema.
